The Surrey town center of Newton is most populated community in the city with over 120,000 residents, and it is also the most ethnically diverse. It houses a Kwantlen Polytechnic University campus, the Surrey City Hall and Courthouse, and a local branch of the Surrey Public Library.
The Surrey town center of South Surrey has over 54,000 residents and over 10,000 of them are seniors. It has the largest concentration of residents over the age of 60 in the city of Surrey. The neighborhood BCHL hockey team, the Surrey Eagles, play at the South Surrey Stadium.
The Surrey town center of Whalley is the most densely populated and urban community in the city, and is the second most populated next to Newton. It is the only Surrey town center that the metro, SkyTrain Expo Line currently services. The main shopping center is the Central City Shopping Center and the location of the SFU Surrey campus.
